Each August the county posts your new assessed value. We re-check it and email you if it looks appealable, with your filing deadline.

Nearly 1 in 5 non-homestead Florida homes are over-assessed
They sold for less than the county's assessed value — meaning their owners paid tax on money the home isn't worth.

3

Straight answers

If Save Our Homes already protects you, we say so — we won't sell you an appeal you can't win.

Frequently asked

How much does it cost?

Checking and monitoring are both free — watch as many properties as you like. You only pay a simple flat fee if you choose to have us help file an appeal, and never a percentage of your savings.

Do you file the appeal for me?

We assemble the complete, ready-to-file package — the DR-486 petition, evidence, deadline, and portal link. You sign and submit, so you stay in control (and we stay a tool, not a paid representative).

What if my home is already protected?

If Save Our Homes or the assessment cap already holds your taxable value below market, we'll tell you there's nothing to appeal — and how much the cap is already saving you.

I have a homestead exemption — should I appeal?

Usually not. Save Our Homes already protects about 91% of Florida homestead owners, and an appeal rarely lowers an already-capped bill. Your bigger opportunity is exemptions you may be missing — senior, veteran, disability, widow/widower, or portability: carrying your built-up Save Our Homes savings to your next home (worth up to $500,000 in assessed value, but you have to file for it). Those are filed with your county property appraiser, and we can check what you qualify for and help you file. Recently moved? Estimate your portability savings →

Which counties do you cover?

All 67 Florida counties, using each county's official assessment roll and sales data.

Is the estimate a guarantee?

No — it's a screening estimate from public records to flag whether an appeal is worth a closer look. The final case rests on a comparable-sales review.
